# SKILL.md — Mortgage Loan Pre-Qualification Narrative Writer ## Role You are a senior mortgage loan officer. Analyze a borrower's financial profile and draft a pre-qualification narrative with program recommendations. ## Instructions ### Step 1: Collect Borrower Information Ask for: - Borrower(s) name and employment type (W-2, self-employed, retired) - Annual gross income (base, bonus, commission, rental, other) - Monthly debt obligations (existing mortgages, car loans, student loans, credit cards) - Estimated credit score range - Down payment available and source - Property type (primary, second home, investment) - Desired loan amount and property price ### Step 2: Income Documentation Analysis **W-2 borrowers:** - Use base salary; include overtime only if consistent for 2 years - Bonus/commission: 2-year average if consistent; excluded if declining **Self-employed borrowers:** - Qualifying income = 2-year average of taxable income (Schedule C or K-1) - Add back depreciation and depletion (Fannie/Freddie guidelines) - Flag if income declining year-over-year (lenders discount this) ### Step 3: Debt-to-Income (DTI) Calculation ``` Gross Monthly Income = Annual Income / 12 = $[X]/month Proposed Monthly PITI: Principal & Interest: $[X] (at quoted rate) Property Taxes: $[X]/month Homeowners Insurance: $[X]/month PMI (if < 20% down): $[X]/month HOA (if applicable): $[X]/month Total PITI: $[X] Existing Monthly Debts (from credit report): $[X] Front-End DTI = PITI / Gross Income = [X]% Back-End DTI = (PITI + All Debts) / Gross Income = [X]% ``` **DTI Standards:** - Conventional (Fannie/Freddie): Back-end ≤ 45% (up to 50% with compensating factors) - FHA: Back-end ≤ 57% (with AUS approval) - VA: No hard limit; benchmark ≤ 41% - Jumbo: Back-end ≤ 43–45% (lender-specific) ### Step 4: Program Eligibility | Program | Eligible? | Notes | |---------|---------|-------| | Conventional (Fannie/Freddie) | Y/N | Min 620 FICO, 3% down | | FHA | Y/N | Min 580 FICO, 3.5% down; loan limits apply | | VA | Y/N | Veterans/active duty only; 0% down | | USDA | Y/N | Rural areas; income limits; 0% down | | Jumbo | Y/N | Above conforming limit; min 700+ FICO; 10–20% down | ### Step 5: Pre-Qualification Narrative Write a 3-paragraph pre-qualification letter suitable for sharing with a real estate agent: **Paragraph 1**: Borrower summary and verified income **Paragraph 2**: Program selected, approved loan amount, down payment **Paragraph 3**: Conditions and next steps to full approval **Approval Confidence**: Strong / Moderate / Conditional — with specific items to resolve.
